Preparing Your Home to Sell:
Inside: No clutter! No clutter! Pack some decorations and personal photos away so the house has an airy feel.

· Make sure your house smells good. Place some vanilla flavoring in foil and allow it to simmer in the oven on low. · No pets - many people are turned off or allergic to them, so why lose a prospective buyer. Hide them as best as you can, and remove any pet hair and odors. A house that smells like a pet is harder to sell. You may not notice if you are used to it. · Pack away 1/2 of what is in stuffed closets or cabinets so it looks like you have plenty of closet space. You should be able to see the wall in back of 1/2 the closet or cabinet. · Make sure lights operate and are clean. |

· Give
living areas a fresh coat of paint if necessary. Keep the colors
neutral. · Spackle cracks and holes in ceilings and walls with no sanding spackle, caulk cracks along baseboards and crown molding where they meet the walls. · Ensure blinds and curtains open and close. Clean them and fully open them to maximize light when showing your home. · Steam clean carpets. No odors or stains on floors.

· Replace attached items, such as lighting or window treatments that you wish to take with you. · Repair any holes in walls. · Replace any damaged doors. · Replace any broken windows or missing or damaged window locks
· Make sure the garage door opener is operational. |

· Fix dripping faucets and running toilets. · Clean the refrigerator, microwave, and oven thoroughly. · Replace cracked tile and missing grout.
· Make sure showers, tubs, and bathrooms are cleaned thoroughly. · Put away toys and clothes in bedrooms. · In basements remove dampness or water stains, rid of odors, clean, make sure lighting works, organize. |
